The term of my lease is month to month.?

Your tenancy is month-to-month, meaning that either side may give 30-day Notice of Termination at any time. Your landlord pulled the trigger first. (Here in California, the other party doesnt even have to sign the Notice its effective the moment its properly served, which usually means delivering it in person or by mail.) EDIT, after OP comment: By definition, the notice required for a month-to-month tenancy is 30 days. If youre not willing to move upon 30-days notice, then you have to negotiate a longer term, a longer notice period, or find another property. (In California, if youve had a month-to-month tenancy for more than a year, 60-day notice is required.)
