Depends on the person. If the person is one with a poor record of reliability, you can have problems getting him out after the lease expires. You may have to go to court to evict him and with dysfunctional courts like ours and the complicated legal process, you may have to go through a lot of delay and headaches. Remember that in India, possession is nine points in the law. When you give it on lease, that guy is in possession and if he turns hostile or has other ideas, he can create trouble in spite of the papers being in your favour. I am speaking from experience. Much will depend on the person you are leasing it to because we have a warped legal system.
