What happens if my landlord did not send me a renewal lease to sign?
Many leases convert to month-to-month automatically. That doesnt mean theres no more lease agreement; the same agreement is still in effect. You never get your first months rent back that money was for rent. Likewise with the last months rent, you will not get that back, but instead you will not pay any more rent once you give 30 days notice. No sane landlord will give the security deposit back until after you move out. It is primarily for covering damages to the property and, secondarily, for unpaid rent when you move out.
