What happens if I have signed a lease agreement but my con-tenant?

I believe that if the lease names both of you as the Lessee/Tenant, if one of you doesn't sign, then it's not a valid lease. If, however, it's a generic template-type lease (with blank areas to fill in), you may be stuck. I'm not an attorney, but I work for a large landowner and all of our lease documents are tailored by our attorneys to each tenant, so we would have both of your names listed as collectively, the Tenant so if one of you didn't sign, it wouldn't be a valid agreement.
