I made a oral lease agreement but don't want the lease anymore.?
Ive made oral lease agreements on behalf of the landlord which I understood were considered valid for 1 year or less. I would have defended the tenant against any whims of the landlord during that period. But I would have considered it too weak to try to enforce on the tenant if their circumstances changed and needed to leave. From a practical point of view, an oral one-year lease is really only binding on the landlord, and the tenant can treat it as a month-to-month if the tenant needs to get out early. The landlord should have put it in writing if the landlord wanted protection.
